We manage properties as if they were our own and never forgets our responsibilities to the owners. Our goal is to increase the occupancy and revenues while minimizing and watching expenses in order to increase the bottom line, the NOI. We do this by resident retention, attention to costs, innovative leasing strategies and attention to deferred maintenance, safety, and curb appeal.
Our on-site personnel are thoroughly screened and extensively trained. Our resident managers attend continuing education seminars on fair housing, safety, law revisions, etc. Our maintenance staff is skilled in all phases of maintenance and is licensed in HVAC repair. The operation of each property is closely monitored by weekly and monthly reports. The property supervisor makes frequent on-site visits. A quarterly inspection of each unit and the entire exterior and resulting report allows the on-site to observe and note lease violations, safety issues or unreported maintenance problems.
We strongly value our employees and view them as a critical and important part of the success of the property and the company. We present budgets and other information in a format that is easily understood so that each employee can participate in the operation of the property. When all employees see how their performance affects the operation of the property, they feel involved and strive to do their best. Managers and maintenance are welcome to submit their ideas for new ways of increasing revenues, reducing costs, and improving service to our residents. Managers are eligible for a monthly bonus based upon their collections as an incentive to increase occupancy, collect all rents and increase rents.
Teresa Gaines, President, has been in the property management business in Texas since graduating from the university of Texas in 1980 with a BFA degree. She has served as senior property supervisor for Pyramid Properties for 7 years and JLD Management for 13 years. She has also owned her own management companies when she purchased Pyramid Properties in 1987 and established Celadon Properties, Inc. in 1999. Teresa is a licensed Texas real estate Broker and is a member of the National Apartment Association, Texas Apartment Association, Institute of Real Estate Management and Local Apartment Associations in four Texas cities.
During her 31 years in property management, she has been responsible for properties all over Texas including Austin, Round Rock, San Marcos, New Braunfels, Canyon Lake, San Antonio, College Station, Fort Worth, Arlington, Irving, and Dallas. Many of her clients have used her management services for over 20 years. Her dedication to her owners and the owners' loyalty to her company result in these long term management relationships.
Teresa has managed all types of properties and resident profiles throughout her career. These include multi-family properties from eight units to many hundreds of units, management of condo homeowners' associations, RTC properties and HUD properties. She has previously been involved in extensive rehab of properties both in terms of structure and aesthetic quality but also in improving resident profiles. She has dealt with all types of residents including students, seniors, and families.
